Pre and post backup service:

Antica Properties offers a full pre and post sales backup
service to ensure a trouble-free buying experience.
Our
service starts before you buy by helping you with hotel
reservations for your viewing trip and of course
accompanying you to visit candidate properties for sale so
that we can answer all your questions relating to the
properties and to buying procedure in Italy.
Once
you choose a property to buy, the first step is the signing
of a Preliminary Sales Contract which is legally binding and
requires the payment of a non-returnable deposit of normally
10% of the agreed purchase price. We then brief the Notary
who will carry out all the necessary checks on both the
property and the vendor prior to drawing up the transfer
deeds. This can take as little as 2-3 weeks largely because
the Italian system of adopting a single arbiter ie the
Notary to act directly for both vendor and purchaser
considerably streamlines the timing.
b)
Commission rates:
Casa
Antica Properties charges a commission of 5% of the agreed
purchase price which is payable at the time ofthe
Preliminary Sales Contract. A flat commission rate of €
2,500 is applicable on properties up to €
50,000 with a ceiling of €
9,000 applicable on properties up to €
300,000 after which the commission rate drops to 3%.
All commission rates are subject to IVA (value aded tax).
The
commission fee includes translations of contracts, legal
advice, arranging and briefing the Notary, application for a
'codice fiscale' - a tax code required for any major
purchase in Italy, advice and help in opening bank accounts
and the best way to transfer funds, help with name
transferral on utilities and local council contracts and any
advice required relating to property purchase in Italy. In
short, we undertake to help you every step of the way!
